Frequently Asked Questions

What’s the difference between a Manufactured Home, a Mobile Home, and a Modular Home?
A manufactured home is a home constructed in a factory according to strict code that must be adhered to, the National Manufactured Housing Construction and Safety Standards (HUD code) of July 15, 1976. A manufactured home is transportable in one or more sections, built on a permanent chassis, and is a home with or without a permanent foundation. Manufactured home titles must be transferred to the new owner as part of the transaction. Modular homes are factory built and brought to the site in one or more sections. Unlike a manufactured home, which must adhere to the national HUD code, the modular home is regulated by the BOCA code. This is the same code site-built homes must adhere to and must be placed on a permanent foundation that meets the local requirements. A mobile home is a factory-built home that was built before the July 1, 1976 HUD code came into effect. Mobile Home is a legal term for modern manufactured housing.
Do you allow pets?
Yes, our community is pet friendly and we allow up to 2 small pets. We require a pet deposit of $500. Dog rent is $50 and cat rent is $35. Breed restrictions do apply. Please see the community manager for details.

What is my Security Deposit for?
The security deposit is a set amount of money that management takes from you as collateral for the structural integrity and cleanliness of the house. In other words, this money is set aside by management to inspire tenants to take good care of their rental property, and if you don’t, it gives them the opportunity to recoup those losses.
What is included in my monthly rent?
24 hour maintenance is available to our tenants for emergencies. Our tenants also have access to our clubhouse that can be used for small events.

What utilities, if any, are included in my monthly rent?
Utilities are not included. Gas and electric is dependent on tenant usage. Water, sewage, and trash is a flat rate every month.
What is the typical length of lease?
Our standard lease length is 12 months. We currently have a move in special of 1 month free of rent on a 13 month lease.

Can I make changes to the rental units decor?
We ask that our residents check in with the office before making any changes to their unit to ensure that the changes are within our property guidelines.
Do you allow subletting?
Renters are not allowed to sublease their units.

What repairs are management responsible for, and what repairs am I responsible for?
Management is responsible for all repairs needed in and around units. Tenants are in charge of keeping their units and surrounding areas clean.
What happens when I don’t pay rent on time?
Tenants have from the 1st until the 5th of the month to pay rent in full. After the 5th, a $75 late fee is charged and tenant is in violation of lease agreements.

Do you run a background and credit check?
We do run background and credit checks for all tenants.
